How To Create A Household Budget!

Step 1: Write down your total take-home monthly income.
This is the easy part! Jot down what you earn. Because many expenses are billed monthly, figuring out how much you have to spend each month is easiest for your plan.

Step 2: Write down your essential expenses. Start with fixed bills like rent, mortgage, car payment, credit card debt and insurance, then factor in other monthly costs that are always the same. These are your essential fixed expenses.

Step 3: List your essential variable expenses.
You know you’ll have these bills, but the amounts vary. Examples are your phones, utilities, food, household expenses, gasoline, medication, public transportation, shoes and clothing. You can assign an estimated amount to each based on past experience, rounding to the closest $10.

Step 4: List reasonable amounts for nonessential expenses.
This includes entertainment, eating out, hobbies and other ways you spend money on a regular basis.

Step 5: Find the extras.
Go to your current method of tracking your spending (your checkbook register, credit card statements, Quicken reports) to see what expenses you’ve left out. You’ll likely see items for car maintenance and repair, gifts, vacations, Christmas and holidays. For items that do not recur monthly, determine the annual cost, then divide by 12 to see how much you should set aside each month to anticipate that irregular expense.

Step 6: Figure out your totals.
Add up your expenses, then subtract that amount from your income. With luck you’ll come out in the black, with at least a little money left over. But if your expenses exceed your income, you’ll see a negative sum. Don’t panic—this is just the start of an ongoing process.

Step 7: See where you can cut .
If you came up short, go back to your projected monthly expenses and see what you can get rid of. Look first to your nonessential expenses. Which items can you remove altogether for a while (eating out seems like a fine target; perhaps hobby expenses too, for a season)? Keep going through the list, making adjustments until your total expenses are less than your income.

Step 8: Follow your spending plan as closely as possible.
Track your spending every day by posting it on a sheet of paper. Take notes and research ways you’ll be able to do even better next month. At month’s end, add up your actual spending and compare it with what you planned. Use this information to create the next month’s spending plan.

Congratulations—you’ve just elevated yourself from being clueless to financially savvy. You should feel very good about this! As difficult as it might be to see in black and white that your income and expenses are not quite in sync, just knowing where you are is going to make all the difference.

Even if you find yourself in a particularly tight financial position right now, take heart. As you pay off debts and find more ways to cut expenses, you’ll begin to sense a significant loosening of financial pressure. Soon you’ll be ready to add new categories to your spending plan for things like saving for a new car, home improvements or going back to college.

The sooner you get started, the sooner you’ll be on your way to reaching financial freedom.

Dallas Construction At An All Time High!

First quarter home starts in North Texas jumped almost 70 percent from a year ago. (DMN files)

North Texas home starts jumped almost 60 percent in the first quarter.

The big percentage risie in home starts was much greater than anticipated, and probably won’t continue through the rest of the year, analysts say.

“There is a lot of construction that wasn’t started in December because of the weather and that got pushed in to January,” said Ted Wilson, with Dallas-based housing analyst Residential Strategies. “On top of that we had a normal first quarter increase in activity.”

Builders started about 7,300 single-family homes in the Dallas-Fort Worth area in the first three months of 2014, Residential Strategies reported Thursday.

That’s the highest quarterly home start rate in the D-FW area since 2007. In our local area, I see new homes popping up all over. Looking to build? We have some amazing lots available here:

3 ways homesellers scare off buyers!

You would think that people who want to sell their home would steer clear of anything that repels buyers. Yet, sellers unintentionally turn off buyers with all kinds of simple mistakes. Here are some of the biggies.

Mistake #1 – Price your home high to see if you get any bites

Wouldn’t it be great if you asked for $100,000 more than your home is worth and somebody bought it? Sure … so would winning the lottery.

Even if you get an offer at an inflated price, financing problems may pop up. (Lenders don’t like to provide loans for more than what an appraiser thinks a home is worth.)

And if you consider a high asking price a great negotiating tactic, think again. Most buyers will consider you unreasonable and won’t make an offer at all.

Mistake #2 – Neglect the little things

You’re busy. But if you don’t take the the time to keep your home tidy, make minor repairs, and freshen up the landscaping, you will lose some buyers who otherwise might have been interested. Taking care of small details – or not – also can make a difference in how much a buyer offers you.

Mistake #3 – Hover when buyers view your home

Of course buyers want to know the best features of your home and get answers to their questions. But it’s a rare buyer who feels comfortable viewing a property with the current owners looking over their shoulder.

There are many other ways to give off a bad impression of your home. Fortunately, Texas REALTORS® have seen them all and can give you advice to make sure your property attracts buyers.

Great News: UCR to market Lakeside DFW retail space

United Commercial Realty (UCR), which represents properties including Southlake Town Square and the Shops at Highland Village, will introduce Lakeside DFW’s retail space to the market, according to officials with the 150-acre mixed-use development in Flower Mound.

“This is a project I have been quite close to for years,” explained Mickey Ashmore, founder and partner of UCR. “But the long-term vision that has emerged over the past year or so and the progress made toward achieving that vision has us really excited.”

Phase I features six mixed-use buildings along Lakeside Parkway that will accommodate approximately 50,000 sq. ft. of commercial space, just off the well-traveled International Parkway (FM 2499). Click here for traffic counts.

 

“With its great visibility,” Ashmore said, “the key at this point is to create an entry that is clearly something special, one that attracts the right tenants. We want to set the tone for a true destination site.”

Over the past six months, UCR agents have been working on merchandising plans, targeting tenants, and doing a lot of listening.

“We’re finding interest and tenants are providing input that is helping us to adjust our plan to make it more appealing,” he said.

“They can see the density around the site, and the density that will be coming on line in the next year or so.

“We are looking for significant tenants of high caliber where there currently is a real void in the market. We think there are several who would like to get in on the ground floor at Lakeside and begin building their client base.”

Specifically, UCR plans to target “fast casual” restaurants for the first phase that would offer excellent lunch as well as dinner capabilities.

“There might be some with more than one location, but no large chains,” he insisted. “They would have the track records to prove they can deliver what Flower Mound residents want. It is all about creating a reason for people to come to Lakeside.”

The clientele attracted by the restaurants will help to create the environment that will then attract upscale retailers.

“This kind of project does not happen overnight,” Ashmore warned. “It is a step-by-step process. Retailers and restaurants will go where people gather.

“Over the long term,” he said, “I believe Lakeside will grow organically to achieve its vision of becoming a regional destination.”

In addition to the Shops of Highland Village, UCR brought the Pines of Flower Mound to the market as well as introducing Sprouts and Lifetime Fitness to the town

“We think Lakeside offers us the opportunity to show prospective tenants what is really special about Flower Mound,” added Ashmore.

The firm also represents Knox Street redevelopment (Dallas), Mockingbird Station (Dallas), Midtowne Little Rock (Little Rock), and Casa Linda Plaza (Dallas).

Ashmore has represented tenants including adidas, AMC Theaters, Nike, Brio Tuscan Grill, Borders Books & Music, Viking, Design Within Reach, Zara and Z Gallerie.
